Project Four - Philbin New Home Project

We started the Philbin project the 1st part of June, doing foundation work and getting ready for the delivery of all the building materials by Viceroy Homes. The concrete work was very extensive. The 1,800 square foot basement had 9 foot basement walls and a radiant floor heat basement slab. There were three foundations poured for decks and porches. We also did concrete work for a 1344 square foot 3 car garage and a 768 square foot mother-in-law apartment, all attached to the main home. The apartment also had in floor radiant heat.

Towards the end of July the semi-trucks started rolling in with materials. I believe we received eight deliveries. We had materials stacked all over the property. Everything was covered very well to protect from bad weather.

We started framing immediately and continued for the next 10 weeks, finally finishing up the roof. The framing was accomplished with the help of a SkyTrac 4wheel drive high reach fork lift. This made the work go so much smoother because of the heights of this three story structure.

Once the framing was finished, we began installing windows/doors and doing Hardi lap siding and 2x6 ruftex trim around all openings and corners. All the soffits were 36 inches deep, and we used white aluminum vented soffit material. We were facing winter weather, so we incorporated the help of a local siding contractor to help our three man crew. We finished right before Christmas to the relief of everyone involved.

During the siding work outside, the drywallers were hanging and taping inside. They did a fantastic job, and finished before the end of December. The painters took over, and now we are doing finish work trimming out all the windows and doors, cabinets, etc. We hope to be finished by the 1st of March so the owners can move in.
